What is an ID1 FORM?1

An ID1 Form is a certificate that certifies the identity of a private individual (use 1D2 Form if it is a corporate body) . It is usually needed in property transactions to protect against identity fraud.  For example, the HM Land Registry requires ID1 in lodging registration application of the following types of transactions:

  • The transfer of land or transfer of a mortgage 

  • The transfer, surrender or grant of a lease

  • The registration or discharge of a mortgage

  • Compulsory first registration

  • Change of name by deed poll, statutory declaration or statement of truth

  • Change of address

How to complete an ID1 Form?

The Form is divided into 2 sections. You should complete Section A before bringing the Form to us. We will then certify your identity by completing Section B.  If your transaction comprises more than one person, each one must complete a separate ID form and produce evidence of their identity.  Once the Form is dated and signed, it is valid for 3 months only.

What documents do you need?

When you attend the appointment with us, please bring the Form, 1 passport sized photo and the following evidence of identity with you:

 

Either:

 

One of the following (List A):

  • Current valid full passport

  • Current United Kingdom, EU, Isle of Man, Channel Islands photocard driving licence (not a provisional licence) 

  • Current Biometric Residence Permit issued by the UK Home Office

OR

​

Two of the following (List B) but no more than one of each type:

  • Credit card bearing the Mastercard or Visa logo, an American Express or Diners Club card, or a debit or multi-function card bearing the Maestro or Visa logo which was issued in the United Kingdom and is supported by an account statement less than three months old

  • Utility bill less than three months old

  • Council tax bill for the current year

  • Council rent book showing the rent paid for the last three months

  • Mortgage statement for the mortgage accounting year just ended

  • Current firearm or shotgun certificate

Our fees

We charge a fixed fee of £100 plus VAT (£120) for the completion of the ID1 Form only and identifying you for the Land Registry. We will not provide advice in relation to the transaction itself.  If you need nor will we witness your signature on any documentation.
